The RMS journey

Thanks to your valuable input, CREB® has been able to take action on how RECA's Residential Measurement Standards (RMS) affects our membership.

As of Aug. 15, CREB® will begin to audit condo, attached and detached properties on the MLS® System to ensure they comply with the RMS.

This decision was based on a number of stakeholder consultations with RECA, CREB®'s board of directors and the Presidential Task Force on Database Integrity and the RMS. During an April meeting between these groups, it was determined that CREB® can, and should, enforce measurement in the MLS® System as an example of self-regulation and to maintain database integrity.

Enforcement will focus on the reasonability of measurements, comparing what you submit to the Total Area field input in Matrix™. Later this fall, measurements will need to be attached as a "supplement" when loading a listing on the MLS® System. These supplements, while not mandatory at first, will become a requirement in order for a listing to go live as of Feb. 1, 2018.

It's important to note that submission of measurements to CREB® for use in the MLS® System does not guarantee compliance with RECA.

CREB® may audit both associate and brokerage files. You need to pay special attention to the Real Estate Act and Rules®CREB as to what is expected to be housed in your files.
