Apartment-style condo buildings with a shared entrance can present a number of challenges for any REALTOR® when attempting to sort out how to gain access for showings. Condo buildings have no consistent rules around lockboxes, and it is often up to the condo board or management to determine rules around lockbox locations, putting CREB® members at their mercy.
As a result, members are often faced with tough decisions about where to place their lockboxes, often resorting to less secure locations outside of the building, shackling their lockboxes to railings, bike racks and other easy-to-access, but hard-to-protect locations.
Buildings may have special rooms or more secure locations, or may have a CREB® Lobbybox™ installed. The building may have additional expectations around your personal lobbybox locations, and those rules may be different depending if the unit is occupied or not.
It’s important to understand what the condo building will permit before installing your personal lockbox and to determine if there are dedicated locations for building access lockboxes.
