The difference between being a REALTOR® and a real estate professional.
We are proud to say that CREB® and the REALTOR® Code sets the bar higher for real estate professionals compared to the minimum standards in our provincial legislation.
Recently, CREB® reviewed a portion of RECA's Fundamentals of Real Estate course about property showings. The course includes instruction that real estate professionals are not obligated to show properties where sellers are offering less compensation than the real estate professional deems acceptable.
Please note, CREA has advised that when a REALTOR® is making decisions of this nature they should:
- Continue to fulfill their fiduciary and agency responsibilities; and
- Show any properties which could be of interest to their clients.
CREB® endorses fair and non-discriminatory treatment of all members. We promote, at all times, that members meet their agency representation and fiduciary responsibilities as outlined in the REALTOR® Code. As such, best business practice would be to show all properties to your clients.
- CREB® members should show all properties to their clients as per best business practices;
- CREB® members should always fulfill their agency and fiduciary responsibilities; and
- If CREB® members choose to adopt practices as may be taught by RECA, they should first seek the advice of their broker and/or legal counsel to ensure this practice meets Brokerage policie and that informed consent by the client is obtained correctly.
