Lockbox lowdown

Do you have a client who is selling a property in a multi-family complex? Here’s how to avoid confusion when there are multiple lockboxes on site. 

Lockbox identification

For multi-family properties, CREB® Rules PART II 8.06 (b) requires that key boxes must clearly identify the seller’s representative, including name and contact informaiton. The keys in the key box must also be labeled with this information.

At condo complexes where there are multiple lockboxes on a railing, proper labels help to ensure the showing agent opens the right lockbox. A simple label with your contact info is acceptable, or you can purchase business card holders that slide in the shackle from the REALTOR® Store at CREB®.

Lockbox not labeled?

If you see a lockbox that isn’t labeled, make sure to notify the listing agent. If the concern is not resolved, you can contact your brokers and report the situation to CREB® if needed. CREB® will then notify the member to label the lockbox immediately.

Please note, any violation of the rules will result in removal of the lockbox at the member’s expense, plus a $25 administration fee.

Lockbox placement

Remember, key boxes cannot be placed on municipal properties, equipment that belongs to utility companies, trees, lighting fixtures, garbage bins, balconies of nonlisted units in the same complex, or other similar places not authorized by the condominium corporation.
