Earlier this year, the Real Estate Council of Alberta (RECA) announced changes to the Residential Measurement Standard (RMS) guidelines, including the introduction of a new Below Grade Measurement Standard (BGMS).
However, the Residential Real Estate Broker Industry Council has decided to postpone the implementation of the Below Grade Measurement Standard (BGMS) pending further review.
Originally, the implementation of the BGMS was to take effect on Jan. 1, 2024.
The BGMS is the proposed standard by which licensees must measure below-grade space should their client agree to advertise it as an additional measurement to the Residential Measurement Standard (RMS). It was not to be a mandatory measurement when advertising living space, nor part of the RMS.
We want to assure you that CREB® has been actively engaging with RECA and Pillar 9™ throughout this change, advocating on behalf of our members and ensuring that your concerns are heard.
A reminder that beginning Jan. 1, licensees will measure semi-detached and townhouse properties using the exterior wall at the foundation. If the thickness of the demising wall(s) cannot be determined, the thickness of an exterior wall should be used. |
Under the current RMS, all semi-detached and attached properties are measured using interior (paint-to-paint) measurements. Attached, apartment-style properties will continue to be measured using interior measurements after Jan. 1. |
This change for semi-detached and townhouse properties will simplify the measuring process for licensees and ensure measurement standards are more accurate for consumers. |
