2022 member compliance review results

Last year CREB® Member Practice worked with almost 3,000 members to answer practice questions, advise on transaction issues, discuss the expectations of professional conduct and improve the quality of the listing data. 

Now, the results are in, and they are great!

Our findings

With over 55,000 listings added to the MLS® System by members, three listing-wide audits were conducted. We saw an outstanding 99.5 per cent compliance rate showing how invested members are in ensuring the information uploaded is compliant. Based on our listing audits, we identified the top rule violations were:

  1. Legality of suite/ potential of suite
  2. Incorrect duplex
  3. Incorrect listing information

We’re pleased to say that we worked with Pillar 9™ to advocate for an MLS® System solution to help our members correctly list duplexes and half-duplexes. As a result, since implementation in Q4 of last year, we’ve seen duplex errors decrease by over 97 per cent. 

We look forward to our continued partnership with Pillar 9™ to explore more system enhancement options that assist members in meeting the accuracy expectations when listing properties.

Practice statistics

Our members, assistants and brokers’ commitment to having accurate and complete listings is evident when looking at the numbers below.

Our education-first model continues to provide members with rule reminders for the first violation through educational advisories. This allows members to refine their practices to avoid future violations and fines as we continue to deliver a high-quality compliance program.

What this chart shows is:
  • Over 60 per cent of our members had no rule violations in 2022
  • Educational advisories were issued to around 30 per cent of our members last year
  • Less than seven per cent of our members received fines for misalignment with the rules
  • Fewer than ten members went to disciplinary hearings in 2022 due to continued violation of the same rule
