A recent update in the listing input process within the Matrix™ MLS^® System has been implemented by our technology partner, Pillar 9™. 

This update has been made based on member feedback to provide a more comprehensive and user-friendly experience.

New restriction values for listings

Pillar 9™ has introduced two new restriction values for property listings in the Matrix™ MLS^® System:

1. "Short-term rentals allowed"
2. "Short-term rentals not allowed"

These new values offer enhanced clarity for listing agents and potential buyers, mainly when considering short-term rentals, such as those on platforms like Airbnb.

Guidelines for listing agents

To ensure maximum exposure and accuracy in representing property listings, we recommend the following guidelines when using the new restriction values:

• If the property is permitted for use as a short-term rental, please select "short-term rentals allowed." For maximum exposure, it is recommended that listing agents enter “short-term rentals allowed.”
• If short-term rentals are not permitted for the property, please select "short-term rentals not allowed."

These new values will streamline the listing input process and provide valuable information to potential buyers, helping them make informed decisions based on their specific requirements.

Listing agents should be aware of any municipal and/or condo bylaws that impact short-term rentals to ensure the information they provide is accurate.

Enhanced search functionality for buyers

For those searching for a property that allows short-term rentals, you can easily filter your search using the restrictions search in Matrix™. This feature ensures you can quickly identify properties that align with your needs, saving you time and effort in the property search process.
