Industrial Real Estate

Millions of square feet of industrial property space is leased each year in Canada. Industrial property can be used for a variety of purposes including research, development, service, production, storage, or distribution, making industrial real estate a broad and important area of practice.

On Sept. 27, you can participate in this Industrial Real Estate course that is tailored for the Calgary market. You’ll learn about:

Exploration of fundamental terms as they relate to industrial real estate including inventory, vacancy rate,
   net absorption, and others.

  Application of a Letter of Intent and the requirements of tenants and landlords.

  Impact of subleasing on the landlord, sublessor, sublessee and agent.

Examination of industrial listing and leasing contracts including common conditions and terms used for
   industrial properties.

Review of documentation for deposits, calculation of rent, taxes and operating costs, commission, and GST.

Land Use and Development

Land development can be a lengthy process, requiring a tremendous amount of diplomacy and patience.

This module introduces commercial land development with a focus on working with the City of Calgary and other stakeholders.

You’ll gain an understanding of land use and the processes involved in development while working extensively with The Community Guide to the Planning Process, published by the Federation of Calgary Communities.

Participants of this full-day course can expect to come away with knowledge of the following topics:

Understanding the real estate appraisal concept of the highest and best use of land.

Estimating the value of vacant sites and improved sites.

Examining land use planning and common land use district types.

Calculating Floor Area Ratios (FAR).

Understanding land use redesignation, development permits, and the subdivision process.

Exploration of municipal documents and regulations on the value of a site.
