Would you enter someone's house without permission?

Lockbox etiquette shows respect to the listing agent, but also the seller. You want to take the necessary steps to keep their property safe and secure, and treating the lockboxes with care before, during and after showings is how you do that. 

Here are some tips to keep it professional

  • Do not open a lockbox unless you have been approved for a booked showing through the selling agent.
  • Hang your lockbox in a safe and visible place, keeping it up and hanging so it is not susceptible to rain, snow, and damage from dirt.
  • When viewing a property, open the lockbox and let the motor sound a second time before closing. Close the lockbox while in the property to avoid damaging the lockbox and draining the battery.
  • When you have completed your showing, lock-up the property, re-open the lockbox to place the key back in the compartment and ensure the lockbox is closed properly.

We strive for our members to show professionalism and courtesy to each other for showings and accessing lockboxes. Vacant properties must always have a confirmed showing to access the property and lockbox.

CBS codes have been retired with Sentrilock as of April 2024, and accessing the property without a confirmed showing is a violation of CREB® Rule 8.04 - Entering a Property Regardless of Occupancy, entering a property without authorization is prohibited unless indicated in the MLS® System.
