Upcoming listing review – Multimedia links

CREB® Member Practice will be conducting a review of MLS® listings that include multimedia links to ensure listing agents have put the correct multimedia information in the right field. This review will take place during the week of March 24.


What are multimedia links?

Multimedia links are website URLs added to specific fields on a listing. For example, agents use these links to showcase a property’s 3D tour, listing brochure and floor plans. When members add these links, they need to:

  • Be relevant to the field they are placed in.
  • Directly relate to the property being listed.
  • Be formatted correctly to ensure proper display on Realtor.ca.

Placing multimedia links in the appropriate fields helps prevent confusion, reinforces the reliability of the MLS® System, and guarantees that your content appears as intended.

What to expect from the review

Listings will be randomly selected for review. If your listing is flagged for adjustments, you will be notified.

Member Practice will check for:

  • Whether the link leads to the appropriate multimedia content.
  • If the link is specific to the property.
  • Whether a branded virtual tour has been mistakenly placed in the unbranded field.
  • Branded virtual tours appear on Realtor.ca but not on Matrix™.
  • Unbranded virtual tours appear on both platforms.

Virtual tours vs. 3D images

Since virtual tours and 3D images have separate fields, it’s important to distinguish between them:

  • 3D images: Interactive experiences allowing users to navigate the property themselves.
  • Virtual tours: Pre-recorded videos offering a guided walkthrough of the property.

Potential consequences for non-compliance

Listings with incorrectly placed multimedia links may be considered misleading. If a violation occurs, the following penalties apply:

  1. First offence: Educational advisory.
  2. Second offence: $50.00 administrative charge.
  3. Third offence: $250.00 fine.
  4. Fourth offence: $500.00 fine.
  5. Fifth and subsequent offences: Disciplinary hearing.
